Report
A final survey requested for the purpose of a real estate closing. Sometimes the surveyor will be asked to perform a title review in which the surveyor works in conjunction with the purchaser's attorney and Title Company to ensure that exceptions (easements, access, zoning, etc.) listed in the title policy are accurately plotted on the survey drawing.

Boundary
Report
A survey of a parcel or tract of land, described by a legal description that documents the perimeters of the property by establishing or re-establishing the corners, monuments and boundary lines. It also shows any structures as they relate to the property boundaries. A final survey will show all the improvements that have been made to the property.
Building
Report
Surveys performed for the purposes of construction and design. These include a site plan survey depicting proposed improvements, a formboard survey depicting the forms and elevation during construction, an under-construction or slab survey depicting the slab and elevation after pouring, and a final survey at construction completion.
Topographic
Report
A survey that defines both the natural and man-made objects situated on a parcel of land. Topographic surveys reflect the elevations of the land measured at specific intervals and can be combined with the location of physical features to determine drainage patterns and spatial relationships for objects located on the land.

These guys have done a fantastic job for me. I am getting ready to build my 7th cabin and Tim and his crew have been critical to my success. We live in the Miami area and finding reliable contractors is extremely important. Due to the incredible amount of building in the area finding dependable and knowledgeable people is very difficult. Wallace surveying has been top notch. I was surprised to see any negative reviews. I suspect these were submitted by people that aren't familiar with building in the area or first time investors.

I have used Wallace professionally over the last 4 years and have not had any issues with scheduling or the accuracy of their surveys. The receptionists are always courteous and able to answer any questions I have had. I would recommend using them. (This is an unsolicited review by a confirmed customer)

After Wallace Surveying's two attempts at an accurate survey, we are now walking away. The survey initially did not indicate the Land title and the second attempt was an incorrect elevation. Off by three feet from elevation surveys done four times in the last ten years by various surveyors. Instead of responding in a professional manner, Karen Wallace has been extremely rude and condescending. I suggest if you want an accurate survey please look elsewhere.
