Our licensed plumber Mike converted a home in Federal Way from an existing septic system which was failing to a city sewer connection. There are various ways to perform this service; in this instance our technicians had to hand dig the new sewer line so as not to disturb the owner's yard and their neighbors yard.

Critical: Professionalism Disappointed with Pat's.usually plumbing is an emergency and I set my appointment 2+ days out. I'm waiting at home during their window of wait time and Pat's calls me trying to reschedule as clearly they are too busy! I like a company that is straight up out the gate. I have used pat's plumbing twice and been happy both times with problems that needed to be addressed that we're a little complicated like a pressure water system put in my garage that allowed my water system outside not make my taps leak.a new hot and cold tap for my washer both times it was very professionally done. The person that did it was very friendly and everything was done neat and cleaned up.

I've referred lots of business with them over the past 12 years & many clients have been happy with their service. I called for a toilet repair on my own house & they were no show's twice. It was frustrating since I set aside 2 days waiting for them. So I'm not sure what's going on with customer service?

Pats Plumbing was referred by Home Advisor to help with low pressure at kitchen sink and no water at outdoor faucet. Here are the facts, you decide if you want to use them. Showed up on time, one technician came, in the other stayed in the truck the entire time. Technician one came in and immediately checked under sink and said I had a "water leak" at the shutoff. Returned to the truck for 10 or so minutes then came in and said he could replace the shutoff valve and fix "the leak" for $523 dollars. THERE IS NO LEAK!
I said hold off on that and check my original problem. Without looking at the faucet he said he can take it off and clean it out for $184 but it probably needs to be replaced and that would be $612. Really? This quote came after another extended stay in the truck working on the quote. Do they assume senior citizens are unable to look under the sink and will just blindly follow their suggestions? Well not this one. I paid their $38 diagnostic charge and showed him the door. Be very careful. More interested in quoting unnecessary work than helping a homeowner.

I live in an older trailer in a mobile home park with a few different Plumbing issues on top of the circumstances involving the inside of my house. Jesse, my fabulous plumber, was extremely understanding/sensitive, about my life situation; and so so helpful regarding all of the plumbing issues I have. Fixing the urgent issues and prioritizing the going forward repairs.
At the same time knowing how to handle the leased land fault-expense situation. That itself can be tricky. Pat's Plumbing made it is easy as humanly possible under the circumstances it was not a fun summer for me but they made it safe, affordable, and functional for me. All during COVID. They will always be my first call for plumbing issues.

Just received a quote to install and haul away a dishwasher. We were quoted almost a $1000 dollars for what would probably be an hour of work. It would have cost more than the new dishwasher. I don't think so! Should have looked at yelp first. We're stuck with a $40 dispatch fee. Google says installation and haul away should be about $250!

I needed a leaking hose bib fixed on the outside of our garage. The leaking bib was soldered in and i dont have the tools or skills to DIY. Pats guys show up and estimate the bib replacement at $600 dollars! I about fell over, but what was i going to do? I authorized the work thinking ok maybe its more complicated than i thought? It took the 2 guys approx 20 minutes to do the work with an apprentice doing half the soldering Work.
I have no problem paying for skilled workers at a fair rate but this was pure price gouging in its truest form. Save yourself from my experience and choose any other plumbing company.

COMPLETE RIP OFF, BAIT AND SWITCH, AVOID AT ALL COSTS. Man, I really wish I would have read the reviews prior to hiring these folks. Quoted $38 to come out. I wanted to do a moisture check for possible water leakage behind the tile in my shower. They went out to their car and came back with an estimate for $365. I told them that was more than I could afford and asked them if they would instead remove my shower filter. It's one of those screw on filters that Amazon sells, can be installed/uninstalled in about 5 minutes with no tools. I'm disabled, which is the only reason why I need help with a task that simple.
Well get this, they said they'd remove the screw on shower filter only if I paid them $365! What?!? $365 for something that can be done in 5 minutes with no tools?!? I still can't figure out how they were able to quote me this price with a straight face. BTW the supposed plumber looked like he was 16 years old, and his coworker looked about 20. These people and this company are a total joke!

Three toilets were clogged at our business. Jesse Dunbar diagnosed and explained everything he would do and gave me options. He discovered and cleared the clog 85 feet out from the toilet. Suddenly all three toilets flushed! I will be referring others to Jesse at Pat's Plumbing. Jesse engaged, explained, asked questions about what the plumber had done for the same problem in December. And he cleaned up after himself. Thank you, Jesse Dunbar!

This company is a scam. No good reviews. We own a toilet now worth $1000.00 from our first business dealings. Wife called them again to fix our water heater. They canceled first non weekend appointment [due to "emergencies"] where they told us that they had the expected part. We called to get another appointment where they told us we had the part?.
All in all good repair people just really bad office people who make repair decisions they should not make. Expect a real shock at the bill. Tired of waiting for service and huge bill. AVOID THESE PEOPLE IN FEDERAL WAY WA.

Pat's Plumbing helped us in the massive undertaking of a full gut job kitchen remodel. We needed water lines moved for the sink, dishwasher, and refrigerator, the gas line for the stove moved and pipes in a wall moved. The team handled everything with perfection! They always arrived on time, friendly and worked efficiently. I was always kept in the loop on progress and plans.
Once walls, floors and cabinets were finally rebuilt, they came back to finish hookups, and all without a hitch! Every inspection passed with flying colors. Staff on the phones were always informative and friendly. We have spent so much time with them they feel like family. I highly recommend this crew if you want your plumbing done perfectly the first time. They have been a joy to work with!

If you consult Puget Sound Consumer Checkbook (the local rating service guide) you will see Pat's Plumbing is rated very low. I believe the reason is the owner's attitude if you are not happy with the service. Use Jensen Plumbing instead. I found him through the same source. He has the highest rating and for good reason. He is professional, smart, and very reasonable. He knows his stuff.

Clogged garbage disposal needed clearing ( I warned Mom not to use the thing!). Pat's came out and figured out that the Disposal's Grinding Teeth were shot, so the Peels, etc, that went down the disposal ended up clogging the main drain pipe for the Kitchen and Bathroom Sinks. They cleared the clog, diagnosed the issue with the disposal, and added a cleanout to the main drain pipe.
They did what needed to be done. The price was higher than I expected ( but that's an issue with ALL plumbers, isn't it?), but the work got done, they cleaned up after themselves, Mom has sworn off Garbage Disposals for life, and all is well.

My dishwasher was not draining. I was trying to decide if it was the plumbing or the dishwasher. Decided to call Pat's. They said it'll be a service fee (I think $38?) to come out and tell me what the issue is. They show up, look around under my sink, go to their truck and then come back with a $300 estimate in order to tell me what the problem is because they're going to have to pull my d/w out.
They also had an estimate for $900 saying that if it ends up not being the d/w, they're going to have to reroute my dishwasher drainage because currently it has it's own drain hose whereas it should actually be draining thru my disposal pipes. I reminded them that this was the drain system that THEIR plumber rerouted when I moved in 6 years ago because it was not working the way it currently was.
So they're going to charge me $900 to fix the piping THEIR plumber did/created 6 years ago? THEY did that, no one else. They denied it, but it's true. And if that were to end up being the case, they were unwilling to even give me any sort of discount on it since it was their work that they're needing to allegedly fix. I begrudgingly signed the $300 estimate for them to pull the d/w out to determine it was the dishwasher not working.
Where was the $38 fee to tell me this? What a total scam and rip off and bait and switch. Isn't that what the $38 trip fee is for? Do not use them. They also sent out a young kid who looked like he was not old enough to have any sort of plumbing certifications or ranking, and he was accompanied by an older man who stayed in the truck until I got upset about the estimates/pricing. Stay away from Pat's, I've lost faith and feel totally ripped off. Will not use them again.

These guys are wonderful. We had our main water line break and it was leaking into the crawl space under our house. We originally called out another plumbing company for the initial diagnosis. That company left us waiting without water over a weekend during the Covid-19 crisis and then never delivered a quote. I called Pat's the following Tuesday after being ghosted by the previous company.
They were out within the hour gave me a written quote on the spot that was in line with the verbal number the other company threw out there. They were out the next morning and done within a couple hours. They even made sure our garbage got picked up since their trucks were blocking our cans. I highly recommend their services.

Beware of this company. As a former employee I can tell you Linda the owner runs her business terribly. She preaches about her plumbers being licensed when in fact the only licensed journeyman plumber she has is her husband. The rest are apprentices that are not permitted by Washington state law to work alone! She is doing this to make a profit off of you as customers who don't know any better!
She is charging you a premium price and passing it off as licensed plumber work and when that is not the case. I urge you to report her for her shady business practices. If you have had work done by her company recently you should be asking for a refund for having an unlicensed plumber perform work at your house! Pats plumbing cuts corners and over crowds the schedule when they know they can't make all the calls the make appointments for. If she doesn't see you as a dollar sign she will reschedule you over and over again.

We had a leaky toilet flapper issue and hired Pat's Plumbing. The plumbers were very nice and the only reason I gave them 1 star, but the pricing was outrageous. We have a dual flapper toilet system where the flapper was not properly covering the opening of the tank which was making the toilet constantly run according to their diagnosis. They told us they would write up an estimate and see if they could find the part because it is new technology due to the 2 flapper system.
We were going to have both toilets with this system changed and after 15 min of writing up the estimate/finding the parts, they gave us the quote of $833 and they would have to order the part, which would arrive in 11 days. We decided to do just one toilet, $433 and then my wife asked if that was for the entire system in the tank and they said no, it was only to replace the flapper.
We thought it was way too much money to just replace the flapper and paid their service fee of $40+. My wife did some research on youtube and found a video of how to replace them. She ordered the part from amazon that arrived the next day for $21 and she did the repair. It was a very simple part that needed to be removed from the flapper and only took her 15 min.
The toilet is working great now! We are outraged at the high price to have a $21 part to be changed. The price gouging is absolutely absurd. Will not be using them ever again.

We had a hot water tank failure and a big water leak right before Christmas and Pat's saved the day and my sanity by coming out on the same day to install a new tank. We didn't have to go without hot water for more than a few hours which was very lucky. They are customer service oriented, they answer the phone and return your call when they say they will!
The plumbers who came to my home were personable, good communicators, and treated my home with respect. I'm really glad I called and have already recommended Pat's to my friends who needed a plumber this week.

Well I just wasted a day. called Pat's to replace a toilet with another basic toilet. Prolly shouldn't have let them know it was for an 90 year old friend. I specifically asked for a standard basic toilet. He came back with an estimate OVER $1000.00 for a job that should cost around 400 max. I recommend steering clear of these thieves to anyone. they still charged for the service call even tho he just sat in the driveway writing up paperwork to rip off the elderly. Complete sham - need negative stars for these guys. Shameless rip-off artists.

So far, not happy and do not recommend. Out of five shut off valves, three are wet. I was told that technicians would come the next day - waited for them to show up for 4 hours with no lack yet. It looks like I may have to wait another day or two. I will update this post when my situation will be resolved. UPDATE: Technician showed up today and fixed problems

As a long time customer of Pat's Plumbing, it has always been pure satisfaction, when their services are called for, Today our last required call was for a new water heater. In less than a week from the time I called, they had a specialist at our door to give us two estimates; one to replace our tankless water heater, and one for the water tank that we had installed today.
We received a call to inform us of the arrival of the work crew, and, within an hour, they arrived, promptly removed the old heater and installed the new 50 gallon tank. As a retired methods analyst, I have observed many jobs under way and always continue to ply this trade. What I observed was, pure team work, expertise, and care for the surrounding structure.
When done, earlier than scheduled (to our delight), we made payment and they left our garage tidier than when it was before they came. Now, we don't wish for any such minor emergencies again, but Pat's Plumbing will be our priority call, I was especially impressed with the neat workmanship, and, of course, the product. There weren't enough stars for this company!

Take your money elsewhere! I just spoke with Linda. I explained I just used them a few days ago. I will admit I was being a bit petty and didn't wanna pay the 39.00 call fee but after speaking with Linda I think this company possibly have the worst customer service I have ever delt with! The plumber are well trained and fast however trying to deal with the company is bananas. OriginallyI had no water due to a busted pipe so I literally hired the 1st plumber that had an opening.
I ironically had another issue with my plumbing, after asking for a round about price Linda was horribly rude, I found my self stating, "I'm literally trying to throw money at you and a repeat customer." She was very very short. After she told me she had an opening, I decided to say it's not the company is Linda. Then all of a sudden here is no appointments. I'm like 2 seconds ago you said you had an appt, . Linda was short and rude the entire conversation.
I had to remind her I was a repeat and NEW customer. To the point where I gave her my address and she didn't even bother to look up my file as she asked me for the spelling of my name and phone number. Also Incase Linda is the owner or the owner wants to leave a comment, yes I was a bit frustrated I could not get a ballpark price, but soon got over that.
I did schedule an appointment, again thinking it was Linda and not the company. However I will definitely be canceling it in a few minutes. I refuse to beg and plea with someone to take my money, especially since I know hey are more expensive than the competitors a few blocks away.

Estimate was 1500 dollars more than the next highest estimate I had received to replace my hot water heater - no cost breakdown on the estimate - any other plumbers I dealt with for this situation were preferable - please don't give them your business without at least checking with another plumber - peace

The best money I ever spent was paying Pat's Plumbing NOT to perform the work. I had a leaking hot water tank and a defective drain valve. water everywhere. Upon seeing the critical nature of my need, the first words from the plumber's mouth were, "what do you think a hot water tank costs these days?" He had one in the truck (top of the line, he said) FOR $1200!
The bid was over 2 grand. After I refused and dismissed him, I went to Home Depot and bought the same model for $300. Installed it myself in under 2 hours. I respect people in the trades. They work hard and deserve to make a living. I would gladly have paid a competitive price, but it appears to me the price shot up when he saw the fix I was in. Would never do business with Pat's again, nor could I recommend them in any conceivable circumstance to others.

****************ABSOLUTELY AVOID PAT'S PLUMBING************* Without any doubt, ask for a Written Estimate or Contract to confirm all proposed work discussed on the phone. Follow the basic "what to ask for" before hiring a contractor. Always ASK for the following and if any business has a problem providing the following, go elsewhere. Ask for the following before you have any contractor arrive at your home, or at least plan to: Insurance information Personal Liability Worker's Compensation Insurance Property Damage Coverage I had an appointment scheduled for a 9:00am arrival time.
The morning Pat's Plumbing was supposed to arrive I waited and then at 8:50am I was contacted by the referral service who recommended the company and a business who is in the business of referrals. They called me and I was told because I asked for a document outlining what I was told on the phone, most important was an estimate - contract confirming costs plus proof of Personal Liability, Insurance and other smart Consumer questions, such as you and I should always request, I was considered a "demanding customer." Not once did Pat's Plumbing have the courtesy to reply to any of my request.
Simply because I was being a prudent, wise, and a common sense consumer, I was told the following, and I quote, "Pat's Plumbing will not be showing up at my home because they didn't like your demands." Ten minutes before the expected arrival time my phone rang to tell me this because Pat's Plumbing lacked the fortitude and common sense courtesy and had another party do their dirty work. Are you kidding me?
What kind of fly by night, lacking any integrity whatsoever business would say such a thing to a prospective customer? Of primary concern, I wanted a written estimate; something in writing to validate what I was told on the phone. I don't need another "bait and switch" business doing their best to rip me off. And again, simple because I asked for a document to confirm what I was told on the phone they never had the courtesy or guts to contact me and had someone else do the contacting for them.
I should also add I unsuccessfully tried to obtain the document several days prior to the appointment time and more than one time; non-responsive to all of my requests. What a flake, dishonest and someone to stay clear off. The only contact I had was on the phone with the referral service ten minutes before the appointment time. All of this because I wanted and requested something in writing.
I asked to put in writing what I was told on the phone; that simple. As a result I did contact other contractors and in total three. Each provided all the requested document. I don't know these people from Adam and does Pat's Plumbing expect me to trust them? Without a doubt, absolutely no way. And don't forget, ask for a military discount, a Senior Citizen discount or a Disabled Person's Discount.
The company I ended up hiring supported our troops, cares for the senior population and those disabled on a fixed income. Don't shoot yourself in the foot. Do your research. There is valuable Consumer Protection information out there so do your research before you have one come out to your home. I didn't and learned the hard way. Don't be sorry.
Be satisfied. Pat's Plumbing is not to be trusted and their overall feedback review rating speaks for itself. Thank You ****************ABSOLUTELY AVOID PAT'S PLUMBING*************

Not once did Pat's Plumbing have the courtesy to reply to any of my request.

I had a leak that I needed fixed right away. I called at 11:30 am and they told me they could be there between noon and 4:00. I asked if they could narrow it down, they said no but they would call 30 minutes before they got here. Fair enough. Nobody called or showed up, at 4:00 I called them and they told me it would be closer till 6:00 and could they reschedule till tomorrow.
I asked if they could be here at 11 tomorrow. They could not narrow down a time even after making me wait another day. I told them I am emptying a bucket every 30 minutes till this leak gets fixed. I decided to cancel my appointment for "whenever we decide to show up tomorrow" They should have called me around 3:00. They would have known there was no way they where going to make it. Very disrespectful

Hired them to fix a leaky tub faucet. After $330 dollars, and 2 hrs problem was not fixed. He did clear a slow drain for me as a favor because he felt bad. He said I would need to tear out the whole mechanism to fix and it would be $1500 to 1900. 330 bucks and no fix. Owner of the company was not accommidating even though they waisted my time and money. hired a general contractor ended up fixing the problem for $120. Took him about 15 min. all it needed was a new valve stem. Skip pats plumbing and save yourself some money.

My experience with Pat's Plumbing was excellent. When searching for a plumber on Yelp, I found that most of them receive fairly bad reviews. I wonder if the reason for this is that nobody gets any enjoyment from plumbing. It's not like buying a meal, a car, a camera, having new hardwood floors or a carpet installed--these are things people can enjoy. Paying a large amount of money for plumbing is something nobody would enjoy, but let's face it, running water is a necessity.
Recently the water main between the meter and my house broke. I called a well-known plumbing company, with which I'd done business before, and they came right out. and gave me an estimate that was about three times more than I'd figured in my worst expectation. I checked around on the internet, trying to find another company that could give me a bid and found that most every one had mediocre reviews--at best.
What to do? I checked the website for Pat's Plumbing and it seemed like a company that was trustworthy. I called and the receptionist sent someone right out--and this was a Friday afternoon. Mikhail the plumber showed up in about one hour. He was professional, courteous and obviously experienced. He provided two solutions to fix my problem--unlike the first company I called. Mikhail seemed like a trustworthy guy, so I went with the second, more expensive solution: completely replacing the water main.
Within a half hour, Mikhail had prepared a detailed written estimate. He carefully explained exactly what would happen. The first company I called had quickly proposed jackhammering up my driveway, laying in the new pipe and leaving me with the problem of repaving the trench. Mikhail's plan was to use a horizontal boring machine to drill a hole for the pipe under my driveway.
This would only require two small areas that would need to be jackhammered--where the pipe attaches to the meter and the house. Mikhail would install the new water main, also install a pressure relief valve and patch the two small holes. AND his estimate was SIGNIFICANTLY less than that of the first plumbing company I'd called. On installation day, Mikhail showed up early and coordinated with the utility locators and drilling company.
Within an hour the hole under my driveway was drilled and the new main laid in. Shortly after lunchtime, I had running water again, and Mikhail spent the rest of the day finishing the job--patching the two holes, securing everything and cleaning up. The job was expensive, but it was an entire day's work, and when Mikhail was done everything looked good. Pat's accepts credit cards--which helps when something unexpected and expensive like this breaks. I'd highly recommend Pat's Plumbing to anyone and will use them again in the future.
