Mortgage

Mortgage Surveys help determine land boundaries and building locations. Mortgage surveys are required by the lending institutions when they provide financing, to show that there are no structures encroaching on the property and that the position of the structure is generally within zoning and building code requirements.

Boundary

A Boundary/Mortgage/Refinancing Survey includes the location of the boundary lines by finding or placing of the property corners. The location of permanent improvements (house, driveway, fences, walks, sheds, pools, etc.) are shown relative to the boundary lines. Certification to the Owner/Purchasor, Lender and Title Company are included.

Topographic surveys help in determining the relief of the surface of the ground and the location of natural and artificial objects located thereon.

Elevation Certificates

Report

An Elevation Certificate contains pertinent elevations relative to the base flood elevation and is used for the application of flood insurance. The form also indicates the elevation of the building and the lowest adjacent grade next to the building.

ALTA Surveys

ALTA surveys are performed on commercial properties and help to determine property lines, locate improvements, and identify all easements, utilities and other conditions affecting the property.

Let me say that I TRIED to use the services of Accuright Surveying of Orlando but I received this response from them: "we will not be bidding on this one as it can be a difficult area to survey in" I have a rectangular 2ish acre property on a lake in Orlando and they seemed to think it was too difficult for them despite their website saying that they are a full service residential and commercial surveyor and they offer a COMPLETE service and they have a TEAM of knowledgeable and talented surveyors.

I told them that they should change their name to better reflect that they are lazy and only want to do easy jobs! Needless to say - I cannot recommend this company. They are laughable. But at least they are honest and they told me it's too difficult to survey a rectangular piece of land.
