Services
Sprinklers
Report
A sprinkler system gives life to a landscape. Irrigation allows the owner valuable free time that would otherwise be used watering. A professionally designed sprinkler system is crucial to the survival and beauty of a landscape. Irrigation specialists can design a system to get the most accurate coverage with water conservation in mind.
Snow Removal
Report
We concentrate our snow removal and snow plowing to Downtown and the South Hill areas of Spokane Washington. This allows us to give our customers the best possible service during large or consecutive snow storms. Our snow plowing services begin when two inches of snow have accumulated on the pavement.
Trees
Report
We at Landsite Development, Inc. need to have your input on the trees and shrubs for your landscape. Remember, it's your home, not ours! We know you have favorite colors and special plants you would like to have incorporated into your design. Have you seen trees and shrubs at another location you think would fit well in your new landscape?
Driveways
Report
Gravel driveways can be a less expensive alternative to concrete, pavers, or asphalt. Landsite Development specializes in the installation and reconditioning of gravel driveways and parking areas. Some advantages to gravel driveways are that they require little to no maintenance and will not crack or lift during our severe weather changes.
Landscape Rock
Report
Rocks and boulders are not always a problem in landscaping. They can be used in many different ways throughout a landscape project. Rocks may be placed in strategic areas to mimic nature. Landsite Development has years of experience in rock and boulder placement. Inexperienced rock placement can often result in a disjointed and cluttered appearance.

My experience with Landsite Development was top notch. The people in the office were very friendly and promptly sent Steve to evaluate my project. Steve assessed the situation, and even though the project was too small for them, he gave me some much-appreciated advice on the best way to handle it. It's sometimes hard to find good honest people like this these days. I really respect and appreciate them. Thanks!

My family had Fred from Landsite Development come out this morning to provide a quote/estimate for the following projects that we would like to have done at our home: 1) 24 foot long wall that is 18 inches to 24 inches tall. 2) Removal of about 2,500 square feet of decorative river rock 3) Several sections of pavers that need to be repaired on a back patio as well as the filling in of a fire pit and covering of the former fire pit with pavers to match. 4) 40 foot paver pathway on a side yard Fred arrived a few minutes before the scheduled time, which was very much appreciated.
After viewing the area of the first project, which would be the build of a wall a foot in from the property line, Fred refused to even provide a bid on that project because when he asked about bringing equipment onto our neighbors property we told him he would not be able to do so because although the neighbor who is the homeowner is okay he is renting a room in his garage to someone who is very difficult and we do not want to cause problems.
We have had other construction type companies recently (as of September 2020) come onto our property to do work and when they've asked to bring equipment onto the neighbors property and we've told them "no" those companies have said "okay" and have just brought the equipment on to our property without issue instead. After not being willing to provide a bid on the first project, we showed him the next, which was the removal of river rock from the front yard.
He said he would have to charge an hourly fee for that and because of that he refused to provide us an estimate on that project. On to the next project, which would be the repair of multiple sections of pavers that have caved in on two paver patios we have in the back as well as the filling in of an unused fire pit in the middle of one of the patios and installation of pavers to match. Fred looked at the two patios and said that they don't work on those projects and refused to provide an estimate/bid on that project.
After that, Fred didn't even take a look at the last project we needed done which was the installation of a 40 foot paver walkway. Even though Landsite Development's website states--and pictures of completed projects from other reviewers online serve to bolster--that they take on projects like the repair of paver patios, the building of walls, and the installation of paver walkways, when you try to get an estimate to get those projects done they claim that they do not do said projects.
Because of all of the above, I would not recommend anyone contact Landsite Development who needs paver patios repaired, paver walkways installed, walls built, and rocks removed. Our project would have been a larger project than any of the photos that I've seen online from other reviewers and we are very dismayed that we were refused an estimate.

Fred came promptly to give an estimate. Based on our tricky terrain he did make some alternative suggestions which were appreciated based on his long standing experience in hardscape. Although he could've done the project as we originally requested (and at a much higher cost due to labor), we ended up modifying our plan. Steve was also very helpful in design and product selection.
He and his crew started on time, finished a day or two early, and pricing was very transparent. They left our property looking better than they found it. A pleasant experience and so glad we chose them for our project! Thanks guys.

Critical: Professionalism Was behind one of there trucks haling uncovered grave that flew off and cracked my wind shield. When I called them they told me theyre not responsible for road hazards. I replied that they should cover their loads and they then hung up on me. I would never do business with this company!

Very poor experience. Little to no communication. Stated they would be done in 3 weeks. After 4 weeks we questioned the owner about the schedule and he rudely told us to find someone else and hung up on us. We did find someone else who did it fast and was less expensive. DO NOT HIRE THIS CONTRACTOR!
